Design Consultation

Whether you’re at a crossroads in your existing home or contemplating purchasing a fixer upper or have found the perfect piece of land, a professional opinion can give you clarity. This can be as simple as a conversation or going the next step towards design.

Schematic Design

Schematic Design encompasses everything from the initial meeting through construction drawings. This process is fun and flexible, going at the pace preferred by the client. The typical progression of this phase goes as such:

• initial meeting and site survey

• preliminary designs and sketches - multiple options provided

• discussion and revisions, repeated as necessary - refining materials and utilizing realistic 3D renderings

• final schematic design approval

Construction Consultation

I am fortunate to collaborate with several high quality, reputable builders. If you desire, I would be happy to connect you with a few that I feel would be a good match for your personality and project. My recommendation is that clients choose a builder early in the design process to aid in project communication and cost analysis. Working as a design/build team benefits the clients in budget, time and ease of process.

Construction/Permit Drawings

This is the process of making the design you love official and ready for construction.

Detailed drawings are prepared that will be used for permitting and budgeting. SDS works with local municipalities to verify that all codes and restrictions are conformed to, as well as consulting with structural engineers as needed for your home.

If a builder has been selected, they can begin scheduling and coordinating construction to begin following permit approval during this phase.
